PROPERTY IN COSTA DEL SOL , THE IDEAL INVESTMENT

The Sunshine Coast

Property sales on the Costa del Sol have always been on the rise, but this year the interest in the area has increased considerably, making it a perfect area to make a real estate investment. It is time to invest in a home for holidays and getaways on the Costa del Sol. There are many homes sold each year in the area.

Whatever the type of home you want to buy, both on the beachfront or in the countryside, we have a very extensive list of properties suitable for different pockets.

From Apartments to Villas

The Costa del Sol has always been a perfect place to make a real estate investment, it has become a highly sought-after area throughout Europe. It is much loved for all the comforts it can offer, as well as for its fine sandy beaches, sun and warm climate.

Whether you want to invest in a luxury villa or a small apartment, Fuengirola, Mijas and Marbella are perfect places to make a successful real estate investment.

Fuengirola City

Just 25 km from Malaga airport, Fuengirola is easily accessible by train from the center, with an 8 km long coastline, sandy beaches with hundreds of tapas bars and restaurants right on the promenade and in the narrow streets. It offers events and entertainment throughout the year with traditional, religious and international festivals. Along with a water park, zoo, and the historic castle, with magnificent views of the city, Fuengirola has developed enormously. This growth is produced not by explosive vegetative growth, but by the enormous capacity for residential attraction of the city, which extends not only to other corners of Spain, but also to the extreme north of the European continent. Today 40% of the city’s residents were born abroad, and Fuengirola is home to the largest Finnish community in Europe, with 4,000 people from that nationality.

1

VIEW AND MAKE AN OFFER

After viewing, bidding and negotiating,
the buyer and seller agree on a selling price.

2

RESERVATION CONTRACT

A basic document that establishes the price and payment terms. The amount of 6,000 euros is deposited as a security deposit. The seller then takes the property off the market for a holding period (approximately 8-14 days) and documentation is pulled from the property registry to ensure that all information related to the property is correct.

3

LEGAL INVESTIGATION AND GATHERING DOCUMENTATION ON THE PROPERTY

The lawyer contacts the legal representative of the seller and collects all the pertinent documentation for the property and verifies that all the permits and licenses of the municipality are in order and that there are no outstanding debts, mortgages, costs, tenants and outstanding taxes for the property.

4

PRIVATE PURCHASE CONTRACT

Once the lawyer has investigated the property and confirmed that everything is in order, the buyer and the seller can sign the contract of sale. The contract is detailed and contains a full legal description of the property itself. It also includes all the personal details of buyers and sellers, the purchase price, the order of payments to be made, the estimated date of signature of the title deed and other legal clauses. In connection with the signing of the contract, the buyer usually pays 10% of the total sale price of the property.

5

PROPERTY TITLE

In Spain, the last step in buying a property is at a notary office. It is a formal act and both parties, both buyers and sellers, either with their lawyers or with a power of attorney from their clients, meet with the notary to sign the property title. In the same act, the buyer pays the rest of the agreed sale price to the seller and the seller hands over the keys to the property to the buyer. From this moment on, the buyer is the rightful owner of the property. The property title must be signed by three parties: the seller, the buyer and the notary.

6

PURCHASE REGISTRATION

After signing the property deed at the notary, a few days will have to pass to obtain the original deed, this document ensures that the property is officially registered in the name of the new owner. It is at this time that all costs, taxes, transfer fees and other legal expenses associated with the purchase are paid. The lawyer must make sure that all the contracts associated with the home, such as: the supply of water and electricity, community expenses, as well as taxes, are in the name of the new owner.
