RESERVATION CONTRACT
A basic document that establishes the price and payment terms. The amount of 6,000 euros is deposited as a security deposit. The seller then takes the property off the market for a holding period (approximately 8-14 days) and documentation is pulled from the property registry to ensure that all information related to the property is correct.

LEGAL INVESTIGATION AND GATHERING DOCUMENTATION ON THE PROPERTY
The lawyer contacts the legal representative of the seller and collects all the pertinent documentation for the property and verifies that all the permits and licenses of the municipality are in order and that there are no outstanding debts, mortgages, costs, tenants and outstanding taxes for the property.

PRIVATE PURCHASE CONTRACT
Once the lawyer has investigated the property and confirmed that everything is in order, the buyer and the seller can sign the contract of sale. The contract is detailed and contains a full legal description of the property itself. It also includes all the personal details of buyers and sellers, the purchase price, the order of payments to be made, the estimated date of signature of the title deed and other legal clauses. In connection with the signing of the contract, the buyer usually pays 10% of the total sale price of the property.

PROPERTY TITLE
In Spain, the last step in buying a property is at a notary office. It is a formal act and both parties, both buyers and sellers, either with their lawyers or with a power of attorney from their clients, meet with the notary to sign the property title. In the same act, the buyer pays the rest of the agreed sale price to the seller and the seller hands over the keys to the property to the buyer. From this moment on, the buyer is the rightful owner of the property. The property title must be signed by three parties: the seller, the buyer and the notary.

PURCHASE REGISTRATION
After signing the property deed at the notary, a few days will have to pass to obtain the original deed, this document ensures that the property is officially registered in the name of the new owner. It is at this time that all costs, taxes, transfer fees and other legal expenses associated with the purchase are paid. The lawyer must make sure that all the contracts associated with the home, such as: the supply of water and electricity, community expenses, as well as taxes, are in the name of the new owner.
